We do not offer refunds due to unforeseen circumstances such as power outages, water shortage, flooding, severe weather conditions, construction noise, or mandatory evacuations. The entire 2,600 Sq. Ft. home is only accessible to you and your group during your stay.

This home is nestled at the bottom of a short hill. The driveway comfortably holds two to three vehicles. There is also gravel parking to the right of the driveway’s entrance that is on flat ground and fits two vehicles. You will see 2 parking signs that read, "Reserved Parking." These spots are only for confirmed guests. (Max 4-5 cars at any time - Do not park in front of our neighbor’s house or on the street as they may tow your vehicle.)

Other Things to Note

**You must be 21 years old or older to book. This home caters to teens and adults. The themed decorations are not toys and might look enticing to young, walking children to play with. Therefore, we recommend that parents of young children treat "themselves" to this retreat to prevent damage & replacement fees.

**Identity Verification and Damage Deposit Program**

To ensure compliance with short-term rental regulations and provide extra protection for our guests and properties, all guests must complete an identity verification check through our third-party provider, Superhog (Know Your Guest Inc.). This secure fraud prevention platform will contact you via email and/or text to complete the verification process. Please complete this before arriving to enable a quick and easy check-in. Unlock Stays reserves the right to refuse service or cancel reservations for individuals who do not provide the requested information or complete the identity verification process.

Additionally, you will be asked to authorize a damage deposit of up to $500 through Superhog for potential accidental damage during your stay. However, instead of holding the $500 deposit from your account, you will only be required to pay a non-refundable service fee of $15. This means that the $500 will not be charged to your account unless there is damage beyond normal wear and tear. If the property is returned undamaged, there will be no additional charges.

**On this property, NO DISRUPTIVE gatherings or PARTIES are permitted. Unauthorized gatherings will result in an automatic cancellation without a refund and forfeiture of the security deposit. SMALL Non-disruptive events are allowed with written permission only and an additional paid event fee.

NOTE:

There are strict quiet hours within the neighborhood from 10:00 p.m. to 7:00 a.m. EST. Therefore, outdoor amenities are closed at 10:30 p.m. from Monday through Thursday and at 12:30 a.m. Friday through Sunday. Neighborhood watch manager lives next door.

EARLY CHECK-INS

Guests can request early check-ins within 2 days of their arrival. Early check-in is not guaranteed, and we will not be able to approve any early check-ins before this 2-day window. If early check-in is available, guests will be charged a fee of $25 per hour up until the normal check-in time. Early check-ins will not be allowed before 8 a.m.

LATE CHECK-OUTS

Guests can request late check-outs within 2 days of their departure. Late checkouts are not guaranteed, and we will not be able to approve any late check-outs before this 2-day window. If late check-out is available, guests will be charged a fee of $25 per hour after the normal 11 a.m. check-out time. Late checkouts will not be allowed past 4 p.m.

**Guests who check out late without our approval will be charged a $300 fee. This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives. **

**Non-Refundable Pet Fee: $85 per dog, per stay. A refundable damage deposit of $150 per pet is due before check-in. Per stay, a maximum of two dogs (up to 35 pounds) are permitted. (Please include breed, weight, and size in your booking request.)

** We follow best-in-class guidelines to ensure you have a peaceful, safe, and memorable stay with Unlock Stay properties; hence, our home security systems include entry sensors and one actively, recording audio/visual recording device at the front door. Tampering with either device is strictly prohibited and will result in a $500 fine. Tampering includes, but is not limited to: covering, blocking, turning, or removing. This also includes our doorbells. Any tampering with devices will result in immediate, non-refundable cancellation of your stay. There is NO surveillance located inside the home.
